We combine local rental market knowledge with practical management support to help you protect your investment, attract suitable tenants and enjoy greater peace of mind.
Rent Guaranteed for Landlords
Our Rent Guarantee Scheme is designed to provide landlords with greater certainty over their rental income and reduce the financial uncertainty associated with missed or unpaid rent.
Under the terms of the agreement, City Financial Property Services pays the landlord an agreed monthly amount directly, even if the tenant fails to pay rent, subject to the scheme's contractual terms.
Benefits of Our Rent Guarantee Scheme
- Agreed monthly rental payments: Know the amount you are due to receive each month under your agreement, making it easier to plan for mortgage payments and other property expenses.
- No additional commission for the scheme: Our Rent Guarantee Scheme is offered without an additional scheme commission, subject to the agreed management and contractual terms.
- Professional property management: Benefit from assistance with tenant sourcing, referencing, rent administration and ongoing property management.
- Reduced rental income uncertainty: The scheme is designed to provide greater financial predictability when a tenant falls behind with their rent.
- Dedicated landlord support: Our team is available to discuss property management matters, maintenance issues and tenancy-related concerns.
Every property is assessed individually, and the guaranteed payment, commencement date, duration and applicable conditions will be confirmed in writing before you proceed.

We aim to make joining our property management and Rent Guarantee Scheme as straightforward as possible. Our team guides you through each stage, from the initial valuation to tenant move-in and ongoing management.

- 01
Property Inspection and Rental Valuation
We arrange an inspection to assess your property's location, condition, size and rental potential. Based on local market conditions and comparable properties, we recommend a suitable rental figure and discuss the proposed guaranteed monthly payment with you.
- 02
Safety, Maintenance and Compliance
Before the property is let, we review its condition and identify any necessary repairs or compliance requirements. Depending on the property, these may include gas safety documentation, electrical safety reports, an Energy Performance Certificate (EPC), smoke and carbon monoxide alarms, and applicable property licensing.
We explain any outstanding requirements and discuss the work needed before the tenancy begins. Landlords remain responsible for meeting their applicable legal obligations.
- 03
Agree the Rent and Guarantee Terms
Once the property has been assessed, we confirm the proposed monthly payment and explain how the Rent Guarantee Scheme operates. This includes the payment arrangements, start date, duration and relevant contractual conditions, so you understand the agreement before committing.
- 04
Sign the Management Agreement
We provide a written agency agreement setting out the services we will provide, the responsibilities of each party, payment arrangements and applicable terms. We encourage landlords to review the agreement carefully and ask any questions before signing.
- 05
Property Handover and Inventory
Once the agreement is in place, we arrange the handover of keys and relevant property documents. We also arrange an inventory and record meter readings where appropriate, helping establish the property's condition at the start of the tenancy.
- 06
Tenant Sourcing and Referencing
We source prospective tenants and carry out appropriate referencing checks, which may include identity verification, affordability assessments, credit checks and previous landlord references, where applicable. We also complete relevant right-to-rent checks in accordance with legal requirements.
Our aim is to identify suitable tenants and establish a tenancy with clear expectations from the outset.
- 07
Monthly Rental Payments
We make the agreed monthly payments directly to the landlord in accordance with the Rent Guarantee Scheme. This arrangement is designed to provide greater certainty over rental income, subject to the terms of the agreement.
Our team can also assist with day-to-day tenancy administration and respond to relevant property management queries.
- 08
Tenancy Commencement and Move-In Arrangements
We coordinate the practical arrangements for the tenant's move-in, including the tenancy documentation, inventory and relevant meter readings. We can also help notify utility providers and the local authority of the change of occupancy, as appropriate.
Throughout the process, our aim is to provide clear communication and dependable support, making property letting easier for landlords.

- Blocked sinks and baths: Assistance with minor blockages where these fall within the service scope.
- Doors, handles and locks: Minor adjustments and repairs to handles, fittings and similar items.

Specialist Repairs and Contractors
Some jobs require qualified tradespeople, particularly gas, electrical and specialist plumbing work. Where necessary, we can arrange for appropriately qualified professionals to attend, subject to the landlord's authorisation.
We will explain any anticipated costs before proceeding with chargeable work. We can also arrange cleaning between tenancies to help prepare the property for incoming occupants.
Our objective is to deal with maintenance issues efficiently, keep landlords informed and provide tenants with a well-maintained home.
Tenant Eviction and Legal Support for Landlords
We assist private landlords, including those who do not use our management service, with guidance on rent arrears, difficult tenancies and possession procedures.
Our support may include guidance on notices, possession claims and referrals to specialist solicitors, barristers or advocates.
Initial guidance is provided free of charge. Professional legal advice and representation may incur additional fees.
